How Do I List My House on Zillow in Pocatello, Idaho?
If you’re thinking about selling your home in Pocatello, there’s a good chance one of your first thoughts is: How do I get my house listed on Zillow?
Zillow is one of the first places many buyers look when they’re house hunting, so naturally, you want your home to show up there. But getting your house onto Zillow is actually only one small part of getting it in front of potential buyers.
Here’s how it works — and what you should know if you’re considering selling your home in Pocatello or the surrounding area.
Can I List My House on Zillow Myself?
There are different ways a property can appear on Zillow, including listings represented by real estate professionals and certain for-sale-by-owner listings.
But if you list your home with a Realtor, you generally don’t need to worry about creating your Zillow listing yourself.
Your Realtor enters your home into the Multiple Listing Service (MLS). From there, listing information can be distributed through feeds to Zillow and other real estate websites.
That means one properly created MLS listing can give your home exposure in many of the places buyers are already searching online.
What Is the MLS?
The MLS, or Multiple Listing Service, is the database real estate professionals use to list and find properties for sale.
When I list a home, I don’t simply put a few pictures on Zillow and hope someone finds it. The MLS listing contains important information about the property, such as:
● Price
● Square footage
● Bedrooms and bathrooms
● Lot size
● Property features
● Showing information
● Listing photos
● Property description
● Other information buyers and their agents need
This listing is also what other real estate agents use when they’re searching for homes that fit their buyers’ needs.
So while Zillow is important, MLS exposure is an important part of putting your home in front of the broader real estate market.
How Long Does It Take for My House to Show Up on Zillow?
Once a home is entered into the MLS and made active, it can be distributed to consumer real estate websites through listing feeds.
The exact timing can vary depending on the MLS, website, and data feed, so it isn’t always instantaneous.
As your Realtor, this is something I can keep an eye on after your listing goes live to make sure the property information and photos are displaying as expected.
Is Getting My House on Zillow Enough?
This is the part I think sellers should understand:
Getting a house onto Zillow is relatively easy. Getting buyers excited about it is the important part.
Imagine two similar homes listed at the same price.
One has dark cell-phone photos, cluttered rooms, an awkward first photo, and a description that says little more than “3 bed, 2 bath home in a great neighborhood.”
The other has beautiful professional photography, a thoughtfully selected lead photo, a clean and inviting presentation, and a description that helps buyers understand what makes the home special.
They’re both technically “on Zillow.”
But they’re not being marketed the same way.
Professional Photography Matters
Buyers often see your home online before they ever see it in person.
That’s why photography is something I take seriously when listing a home.
I include professional real estate photography with my listings because I want a home to make a strong first impression when buyers find it online.
Good photography can help rooms feel bright and inviting, show the layout more clearly, highlight the home’s best features, and ultimately make someone want to schedule a showing.
Your Zillow listing is essentially a digital first showing. I want it to be a good one.
Pricing Your Home Is Just as Important
You can have gorgeous photos and a beautiful home, but pricing still matters.
One of the benefits of working with a local Realtor is having someone look at comparable properties, current competition, recent sales, your home’s condition and features, and what’s happening in the local market.
The goal isn’t simply to pick the highest possible number.
It’s to choose a pricing strategy that makes sense for your home and your goals.
What Does a Realtor Do Besides Put My House on Zillow?
This is probably the biggest misconception about listing a home.
Putting the property online is just the beginning.
A listing agent can help with:
Preparing your home for the market
Deciding what is worth cleaning, repairing, updating, staging, or simply leaving alone.
Pricing
Looking at comparable sales and current competition to develop a pricing strategy.
Photography and presentation
Making sure your home looks its best when buyers first discover it online.
MLS exposure
Creating the listing that agents and buyers use to find information about your property.
Social Media Marketing
In today’s market, online exposure goes far beyond Zillow. I actively promote listings through social media marketing and targeted paid ads to maximize visibility in the Pocatello area and surrounding communities. This includes platforms like Facebook, Instagram, and other digital channels where local buyers are already spending their time. The goal is simple: get your home in front of more qualified buyers, not just passive browsers.
Showings
Coordinating access and communicating with buyers’ agents.
Offers
Helping you understand not just the offer price, but financing, contingencies, timelines, earnest money, closing costs, and other terms.
Negotiations
Working through the initial offer as well as issues that may come up during inspection, appraisal, financing, or closing.
Contracts and deadlines
Real estate transactions involve a lot of paperwork and important dates. Your agent helps keep the transaction moving from accepted offer to closing.
That’s the value you’re hiring a Realtor for — not simply the ability to upload a house to the internet.
Can I Sell My House Without a Realtor?
You can choose to sell a home without a listing agent, commonly called For Sale By Owner (FSBO).
For some homeowners, that may be an option worth considering.
Just remember that you’ll be taking on the responsibilities that would otherwise be handled by an agent: pricing, photography, marketing, inquiries, showings, offers, negotiations, paperwork, deadlines, inspection issues, appraisal concerns, and coordinating the transaction through closing.
Before deciding which direction to take, it’s worth understanding what each option involves.
Thinking About Selling Your Home in Pocatello?
If you’ve been Googling “How do I list my house on Zillow?”, you may be closer to selling than you think.
And you don’t need to have everything figured out before talking to a Realtor.
If you’re considering selling a home in Pocatello, Chubbuck, Inkom, or the surrounding area, I’d be happy to talk through the process with you — even if you’re still in the very early stages.
We can discuss what your home may be worth, what (if anything) I’d recommend doing before listing, how I would market it, and what the selling process would look like.
Because getting your home onto Zillow is the easy part.
The goal is to make sure that when buyers find it, they want to see it.
